Idea

In a dynamically changing market reality, the best solution for economic and ecological reasons is to design buildings which can be adapted to another function in the simplest and cheapest way. In this case, after analyzing the location together with the investors, we came to the conclusion that the building should be designed in such a way that today it would work as a small office building, but in the future, in 10-15 years, it could be easily converted for residential purposes, simply change into a house. Every move we made was connected with an analysis of these two needs.

Building

The building consists of two staggered blocks. On the north side, due to the obligatory building line, it is moved 5 metres back into the plot. This fragment of the site, which is 5 metres deep, is not fenced off today and is a car park for the current office function. In the future, the fence may be placed on the boundary of the plot and the car park will turn into a garden. The entrance and technical part of the ground floor has been visually marked with an easy-to-clean material, expanded metal. This mesh also masks the gate to the garage, which is an element related to the future change of the function of the building into a house. The displacement of blocks resulted in a natural canopy of the entrance from the street side, while from the south (garden) it was possible to arrange a wooden terrace on the roof of the ground floor, set in extensive greenery. On the ground floor, there is a large wooden terrace on the south side, which slides into the arcade, providing shade in the summer. This arcade conceals the exits from all the ground floor rooms. Today it is a conference room, and two office rooms, while in the future it will be a living room with dining area and kitchen. The first floor is the office space, but all the windows have been designed in such a way as to fit in with the living rooms and bathrooms that will appear there in the future. A characteristic element of the building is also the expanded metal block on the roof, which provides acoustic and visual protection for the technical infrastructure of the building.

Lumps

A distinctive element of the building is also the expanded metal block located on the roof, which provides acoustic and visual protection for the building's technical infrastructure.
