Urban planning

The project of a settlement comprising six small houses for sale was commissioned by a developer company. While working on it, we received from the investor development conditions specifying roof pitch, maximum eaves height, direction of the ridge relative to the road (in the residential part), minimum size of plots, etc. Looking for inspiration, we paid attention to buildings in small settlements, villages and towns in this part of Wielkopolska. Most often they consist of a residential building and two or three farm buildings. Of course, we are aware that the living area of these houses used to have a completely different function than it does today, and the space behind them was used as a farm yard. However, the most important thing for us was the picturesqueness of the buildings, which consisted of several structures of different scales, often built with different materials.

Referring to this pattern, we proposed two types of buildings. The first consists of two, the second of three blocks. This solution allowed us to separate the private zones of the houses from each other. Each time, the external rest zone is located on the south-eastern side of the plot and is separated from the neighbouring one by one of the house segments. The plots are separated from the common space by low hedges and walls made of gabions, i.e. steel baskets filled with stones. Gates and wickets are made of steel elements and wood. Between the pavements of the public area and the roadway we have designed a green belt, where trees will grow.

Lump

This is one of two types of houses designed for the Brodnica settlement. In this case, the mass was divided into two parts connected by a glazed connector. The first, located closer to the street, has a residential function. Its ground floor is occupied by the living zone, and the ground floor by the private and sleeping zone. The second, slightly backward segment is located in the northern part of the plot and is intended for the garage and technical rooms.

Materials

In the residential part, the building's facades are covered with plaster and titanium-zinc sheet in graphite colour, while in the technical part - with wood. The window openings are filled with aluminium joinery also in graphite colour. As in the case of the single-storey house in Brodnica, their location and size gives the whole a contemporary expression.
The house has an area of 189 square metres.
